Smartworks reported Rs 591 crore in revenue from operations for the September quarter of FY27, up 39% from Rs 425 crore a year earlier, while consolidated statutory net profit reached Rs 25.64 crore against a Rs 3.13 crore loss. The results were announced on October 30. For India's managed-office sector, the numbers show enterprise demand supporting growth, but operating revenue, total income and adjusted profit measures need to stay separate.
Total income was Rs 605.3 crore, including non-operating income, compared with Rs 441.06 crore in the year-ago quarter. That is not the same measure as operating revenue. The company also reported normalised profit after tax of Rs 43.4 crore and normalised EBITDA of Rs 117 crore, with a 19.8% margin. These company-defined normalised figures should not be substituted for statutory net profit or statutory EBITDA.
Smartworks raised its FY27 operating-revenue growth guidance to 33-35% from 28-30%, citing enterprise demand and a pipeline of large deals. It retained normalised EBITDA margin guidance of 19-20% and an annual workspace expansion target of 2.5-3 million square feet. Guidance describes management's expectations, not a completed financial result.
The company reported a total footprint of about 17.5 million square feet across 71 centres as of September 30, including signed and upcoming properties. Its operational footprint was about 10.9 million square feet. Enterprise clients contributed around 91% of rental revenue, while global capability centres contributed about 22%, according to the company. Keeping operational space separate from the wider pipeline gives a clearer view of capacity already available to earn revenue.
FundForge Insight: managed offices offer companies a way to expand without building and running every workplace themselves. For the operator, however, signing space is only the start. New campuses must attract customers, maintain occupancy and generate cash after fit-out and operating costs. Revenue growth matters most when it translates into durable margins and cash generation as the footprint expands.
